Heritance Aarah Maldives: A Refined Take on the All Inclusive Resort

There are few all inclusive resorts in the Maldives that feel as generous, relaxed, and easy to settle into than Heritance Aarah.

Over the past few years, we've noticed a subtle shift in what many clients are looking for from the Maldives. In a destination where costs can escalate quickly once on island, the Premium all inclusive model has evolved considerably over recent years. However, finding an all inclusive resort that feels polished, atmospheric and distinctly Maldivian is still rare.

Earlier this year, Lightfoot Travel co-founder Lucy Jackson Walsh visited Heritance Aarah. Having travelled extensively throughout the Maldives and visited many of its leading resorts over the years, she was particularly interested in how Heritance Aarah balances the needs of families and couples, and how its all inclusive concept compares to others in the market.

A natural island setting in the Raa Atoll

Set within the Raa Atoll, reached by a 40-minute seaplane journey from Malé, Heritance Aarah occupies a natural island with the kind of mature vegetation and dense tropical greenery that is less common amongst the newer reclaimed island resorts emerging across the Maldives. The island features winding sandy pathways shaded by palms, broad beaches disappearing into luminous water, and a thriving house reef circling the shoreline.

Part of the appeal lies in Heritance’s Sri Lankan heritage and emphasis on hotels with a connection to landscape and local culture. The group is perhaps best known for Heritance Kandalama, Geoffrey Bawa’s iconic jungle hotel in Sri Lanka’s Cultural Triangle, and that sensitivity to setting and regional identity carries through at Heritance Aarah, from the Maldivian village at the island's centre to Sri Lankan touches within the dining experiences.

While many newer Maldives resorts lean towards ultra-modern design or ultra-luxury positioning, Heritance Aarah offers a slightly different experience. Guests looking for a more natural island setting, strong all inclusive value and a broader range of included experiences may find it a particularly appealing option.

The resort opened in 2019 and spans a 28-acre island. Despite offering 150 villas and suites, multiple pools, seven restaurants, five bars, watersports facilities and a wide range of activities, it retains a sense of space and privacy throughout, helped by the island’s mature planting and well-spaced layout.

What was your first impression of Heritance Aarah?

“My first impression was that it felt quite large compared to some of the other properties we sell in the Maldives. What I really loved, though, was how traditional it felt. The architecture is very wooden and rustic, and I think that works beautifully in the Maldives. If a client is looking for something ultra-modern and contemporary, I wouldn't necessarily send them here. But it's incredibly comfortable, the rooms are generously proportioned, and there’s a real warmth to the resort. Given the price point, I think it offers exceptional value for money. There are also several restaurants, which is important on an island stay. Having that variety, from more casual dining through to smarter restaurants, works particularly well for families.”


Does Heritance Aarah work well for families?

“Very well. The activities programme was extensive, with plenty available for different age groups – from snorkelling and watersports to tennis, pickleball, padel, football and organised activities – and there are babysitting services available too. I also think the accommodation works well for families. The two-bedroom villas are great, especially for families of five, and the interconnecting options are something you don't always find. The house reef is another huge advantage. Marine life is right there around the island, making it easy for families to get in the water and start snorkelling. Another thing I really liked was the Maldivian village in the centre of the island. The Maldives can sometimes feel disconnected from local culture because you're staying on these pristine private islands. Here, families have an opportunity to learn a little more about traditional island life, local food and Maldivian history.”

And is Heritance Aarah also a good option for couples?

“Couples are incredibly well catered for too. Some resorts in the Maldives feel firmly geared towards one market or the other. Heritance Aarah manages both very naturally. The Ocean Suites Wing feels almost like a resort within a resort, with its own adults-only jetty, dedicated infinity pool, restaurant, and bar, so couples still get that quieter Maldives atmosphere people are often looking for. The Ocean Suites also take the all inclusive concept a generous step further with enhanced in-villa dining, premium spirits and wine cabinets stocked with 16 bottles, which certainly makes an impression!”

What stood out about the all inclusive offering at Heritance Aarah?

“The generosity of it. I loved the fact they include premium fizz – that's quite fun. What impressed me most was that it genuinely feels inclusive. At Heritance Aarah, you're really only paying extra for a handful of things such as motorised watersports. Beyond that, there are snorkelling excursions, activities and dining experiences included within the package. For families especially, I think that's incredibly valuable because it means you can relax into the holiday rather than constantly keeping track of what you're spending.”

How was the food at Heritance Aarah?

“They've nailed the food. For me, the fresh seafood is an absolute highlight. Being able to eat exceptionally fresh fish every day is one of the great pleasures of being in the Maldives. What works particularly well here is the variety. One evening you can be eating sashimi-grade tuna, the next you might be sharing a whole grilled fish with Sri Lankan or Maldivian influences. There’s a lot of choice across the restaurants. Even the breakfast buffet impressed me, and I'm not generally a big fan of buffets.”

What else made an impression during your stay at Heritance Aarah?

"I loved arriving by seaplane. Because you're travelling to one of the further-flung atolls, you get that wonderful feeling of remoteness and escape. Especially if it was my first Maldives trip, I'd want to experience the seaplane transfer. It's part of the adventure.”

Villas at Heritance Aarah: From family beach escapes to adults-only overwater suites

Heritance Aarah has a diverse accommodation offering, which is part of why the resort appeals to a broad range of travellers. Beach Villas open directly onto the sand and are particularly well suited to families wanting space and easy beach access, while the interconnecting Family Beach Villas and Family Pool Beach Villas work well for larger groups travelling with children.


The overwater accommodation ranges from Ocean Villas to the more exclusive Ocean Suites and Ocean Residence categories. The Ocean Suites and Ocean Residence occupy a dedicated adults-only wing of the island, complete with its own infinity pool, restaurant and bar, creating a quieter atmosphere for couples and honeymooners. Particularly appealing for longer stays, they also come with a more elevated all inclusive offering. Across all categories, butler service makes it easy to arrange everything from restaurant reservations to excursions via WhatsApp.

Food is one of the areas where Heritance Aarah really excels. The variety is impressive, particularly for a resort where so much is included. Ambula is the standout, serving Sri Lankan and Maldivian tasting menus over the lagoon, while Ginifati specialises in freshly caught seafood served directly on the beach.

Elsewhere, guests can move between Mediterranean-inspired lunches at Ralu, international dining at Ranba and the lively teppanyaki experience at Hathaa. Pizza Shack keeps things deliberately relaxed and is a favourite with families for its woodfired pizzas and easy-going atmosphere.

The bars are just as varied. Sky Bar is a particularly lovely spot for sunset drinks, while Falhu focuses on premium whiskies, cognacs and organic wines. Across the island, there is an emphasis on quality, whether that's a well-made cocktail, a good glass of wine or extremely fresh seafood.

Heritance Aarah delivers the classic Maldives experience – overwater villas, turquoise lagoon, white sand beaches and excellent snorkelling – but what sets it apart is the breadth of activities and experiences available on the island.

For many guests, the biggest draw is the water. The island's PADI dive centre offers access to the reefs and marine life of the Raa Atoll, home to turtles, manta rays, reef sharks and tropical fish, while watersports range from catamaran sailing to jet-skiing. Guests can also head out on excursions exploring the wider atoll.

Back on land, there are tennis courts, padel, pickleball and recreation spaces, alongside cooking classes and cocktail-making sessions. Longer stays become particularly rewarding, with additional experiences and excursions available depending on the length of stay and package booked.



Set above the lagoon, IASO Medi Spa combines restorative spa rituals with wellness consultations and holistic therapies. Guests can begin with a personalised consultation before moving into treatments ranging from Tibetan Ku Nye healing and Reiki to Shirodhara, Tai Chi and Pranic Healing.

A more advanced wellness offering is also available for those interested, with nutritional guidance, medical assessments and specialised facial treatments alongside traditional massages and steam rituals.

Heritance Aarah is well suited to families looking for space, activities and ease, as well as couples seeking a more relaxed Maldives experience with dedicated adults-only areas. It is particularly appealing for longer stays, first-time Maldives trips and travellers who value strong dining and inclusive experiences.
